The Difference Between Residential Parks & Leisure Parks

It is very important to us, that you understand the difference between a residential park and a leisure park as this will assist you when searching for the right property.

Residential Parks

A residential park allows you to live on the park all year round as your main residence, and is a very popular choice for people wishing to down size and retire with the added benefit of living in a small community. When purchasing a home on a residential park you will be issued with a Mobile Homes Act Agreement, and you should always ask to see a copy of the parks site licence which should always be clearly displayed at the park.

Leisure Parks

A leisure park will hold a specific leisure licence which means the leisure home cannot be used as your sole residence, but can be used for leisure purposes for a select period of months throughout the year. The park may be open between 9 to 12 months of the year but you will still need a second residence elsewhere for you and the park owner to comply with the site licence. If you are unsure you can check with the local authorities.

New Home Deposit

If you are considering purchasing a new home directly from the park owner then you will be required to leave a deposit to secure the home subject to the completion of a property sale or funds becoming available. The deposits vary park to park but you should ensure you have available between £2000 to £5000 as a suitable deposit.

Vacant Plot Deposit

Often parks will have vacant plots for you to choose from which then gives you the option of ordering a specific park home from a preferred manufacturer or even designing a bespoke home to suit your requirements. We can arrange factory visits to the manufacturers where you can spend time with their design team discussing bespoke options which includes room layouts, kitchen designs, colour schemes, and even carpets and curtains. To secure a plot a deposit will be required of between £2000 to £5000, and then a further deposit prior to the home going into manufacture with the balance due before the home is delivered to the park.

Note: We would recommend putting your home on the market prior to making serious offers on park homes or vacant plots, as this puts you in a much better position to negotiate with a vendor.
